Step 2:

Terms and conditions
 

• The lease will commence on the date of occupation and shall endure until terminated in writing by either party with one months notice in advance. The tenant will remain liable for the payment of monthly rent if the tenant fails to vacate the premises completely  and or fails to restore free and undisturbed access to Storage Galore.
• The tenant agrees that payment will be made into Storage Galore’s account on or before the 1^st, monthly in advance.   The rental will increase annually on the 1^st of January of every year with 10%.
• In the event that the tenant makes payment late or defaults with any payment obligation, the tenant shall pay R250  admin fee and interest will be added.
• A deposit equals 1 month’s rental is payable upon signature of the lease. Storage Galore shall be entitled to deduct any amounts from the deposit owed to it arising from any cause whatsoever.
• The premises is let for the sole purpose of storage of assets and for no other purpose. No flammables, explosive, dangerous or perishable goods or any items which may be in contravention of any insurance policy will be allowed. Storage Galore will have the right to remove  any such items and the tenant will be liable for any cost in doing so.
• The tenant shall maintain the interior of the unit and all keys and locks associated with it at its own cost and will on termination return the same in good condition.
• The tenant shall not sub-let the unit , assign or pledge this lease of the rights hereunder. The tenant shall not give up occupation or possession of the unit or any portion thereof to any person.
•  Storage Galore shall only be responsible for external maintenance of the premises, and has the right to inspect the premises at any time.
• The tenant accepts full responsibility for any damage to its assets in the unit and waives any claim which it may have against Storage Galore or any employee of Storage Galore. The tenant agrees that Storage Galore will not face any civil liability of any sort, for any action, unless proven to be purposeful or grossly negligent and in that event damages and or compensation will be limited to the rental paid to Storage Galore.
• Should any amount payable by the tenant not be paid on the due date and should the tenant fail to make such payment within 5 days after receipt of a written notice calling upon it to do so, Storage Galore shall be entitled to cancel the lease without any further notice, retake possession of the premises and remove all items and sell it against recoupment  of the arrear amounts. Storage Galore shall be entitled to claim for loss of income for 3 months.
• The person who signs the lease as tenant on behalf of a legal person or trust, hereby binds himself personally as surety for and co principal debtor with the tenant for the due and punctual payment to Storage Galore of any amount which now is or may hereafter become owing by the tenant.
• At the sole discretion of Storage Galore, any action or application arising out of this lease or any surety furnished for the obligations of the tenant hereunder may be brought in the Magistrate’s court , notwithstanding that the amount in issue may exceed the jurisdiction of such court.
